Tenancy Information
Everything you need to know about your tenancy with Local Expertz — from moving in to moving out. Please read this guide carefully and keep it for reference.
When you sign your tenancy agreement, you will receive a copy of the Residential Tenancy Booklet. This booklet outlines your rights and responsibilities as a tenant under Victorian law. You can also access a comprehensive renter's guide at consumer.vic.gov.au/housing/renting.
Your tenancy agreement, condition report, and bond lodgment form are important legal documents. Store these safely for the duration of your tenancy and beyond — they may be needed to resolve disputes or claim your bond refund.
The condition report must be signed and returned within 3 business days of receiving it. Review it carefully and note any existing damage or issues before signing. This report is used to assess the property's condition at the start and end of your tenancy — it is not a maintenance request. Discrepancies between the ingoing and outgoing reports can affect your bond refund.
As a tenant, you are responsible for: maintaining the garden and keeping lawns mowed; replacing light globes; preventing condensation and mould through adequate ventilation; reporting all maintenance issues in writing; and leaving the property in the same condition as when you moved in (fair wear and tear excepted).
Keep your contact details up to date with our office at all times. We strongly encourage prompt and honest communication between tenants, landlords, and property managers. If you have a concern, reach out early — small issues are always easier to resolve quickly.
Rent must be paid at least 3 business days in advance of the due date to allow for processing. We have a zero-tolerance policy on rental arrears. At 2 days overdue, you will receive a reminder notice. At 10 days, a final notice is issued. At 14 days, we are required to issue a notice to vacate. Avoid arrears by setting up a regular payment from your bank account.
You are responsible for connecting and disconnecting all utilities (electricity, gas, water, internet) in your name at the start and end of your tenancy. We can assist with utility connections through our Moving Hub service — ask our team for details.

All non-urgent maintenance must be submitted in writing via email to our office, including photos where possible. We will acknowledge your request within 24 hours. If you do not receive a response, please resubmit. Verbal maintenance requests cannot be actioned.
We conduct routine inspections every 6 months, with an initial inspection at the 3-month mark of your tenancy. You will receive at least 24 hours written notice before any inspection. Please ensure the property is accessible and in good order.
Any change to the occupants of the property must be approved in writing by the landlord. If a co-tenant is leaving, a bond transfer form must be completed. Subletting without written consent is a serious breach and may result in a 14-day notice to vacate.
No animals are permitted to reside at the property without prior written approval from the landlord. Please submit a written request to our office if you wish to keep a pet. Approval is at the sole discretion of the landlord.
All vehicles must be parked on designated hard-surface areas only. Parking on grass, nature strips, or any other unauthorised surface is not permitted and may result in a breach notice.
The landlord's insurance covers the building and fixtures only — your personal belongings are not covered. We strongly recommend all tenants obtain contents insurance to protect their possessions against damage, theft, or loss.
To end your tenancy, you must provide 28 days written notice. On your vacating date, all keys must be returned by 12pm along with a receipt for professional carpet cleaning. Breaking a fixed-term lease early may result in costs including advertising fees and pro-rata letting fees, and you must allow reasonable access for inspections during this period.
Your tenancy does not end until all keys have been returned to our office. Daily rent will continue to be charged until keys are received. If you change any locks, a spare set must be provided to our office immediately.
After vacating, a final inspection will be conducted. To receive your full bond refund, the property must be left clean and in the same condition as the start of the tenancy (fair wear and tear excepted), carpets must be professionally cleaned and a receipt provided, and all signatories to the original agreement must complete a Bond Claim form.
The carpets must be professionally cleaned at the end of the tenancy regardless of their condition. A receipt from a professional carpet cleaning company must be provided to our office on or before the vacating date.
